    I’m running the numbers for a few clients. With interest rates where they are, renting in parts of Jersey seems cheaper monthly than buying, but you lose the equity build. What are you guys seeing in the market? Are people still buying?

    It’s tough. I want to buy a studio for my design work, but the prices in Newark and Jersey City are skyrocketing. I’m holding off for now.

    Cash is king right now. If you can put a large down payment, it makes sense. Otherwise, rent and invest the difference.

    From what I’m seeing with friends in NJ, people are still buying but only if they plan to stay put a long time. The monthly on rent can def be cheaper right now, especially with rates, but as a nurse I think about stability and not getting priced out later, ya know. Jersey City/Newark are wild lately, so some are renting and stacking cash, c’est la vie. Equity matters but so does sleep and stress levels, prob depends on life stage. I’d rent short term unless the numbers feel comfortable long term.
